Option to buy is the way to go. Cash flow is critical in business, and what business wants to 'invest' in a domain brand to then later see the domain taken away by the owner? None that I know of.

I would say a three to five years lease with the buy option at the end, or a new lease option at the end with a buy option attached to that new lease....so on and so forth.

Much like property free and leaseholds in London.
