Website Leasing

I have a couple of domains that although I have had some interest from end users - the price was lower than expected.

In the past I have built sites on domains and achieved better sales (naturally) but have not yet tried leasing names, which does sound appealing.

The question I have though is in regards to the content. If I built an optimised site with good content, achieved a good SE position - but then leased the name to someone whose design and content wasn't very SE friendly - would this cause s drop in rankings and therefore value of the domain?

I just get a fear that as the design will dramatically change it will damage the built up SE rankings.

Has anyone tried this, or only leased from domain only?

Yes, because a drop in rankings is a drop in revenue and revenue potential if these rankings where not properly set up for monetization.

The best answer is probably to ask for 2 months lease upfront, then even if they do ruin the hell out of it, 2 months should be good enough to get you back to number one. Write in the contract that the name will be no lower than where you are now in Google (at the time of termination of the contract) or that 2 months can be forfeited.

That's what I'd do anyway..

If you let someone change the content at a domain, then they could affect the SEO, but you can explain that to them before they do it. If I was leasing a domain, I would probably just set the lease cost and let them worry about the SEO.
