I think the biggest difference between land and buildings is that very rarely is a 'brand' built up about a building, but frequently, brands / businesses are built on a domain.
Even a flagship retail outlet (with very, very few exceptions, maybe Harrods) could re-locate to a new property (next door, across the road, round the corner...) without serious impact to the brand.
A business that has been built around a domain doesn't have that luxury. A business that exploits a generic domain might be less vulnerable, but probably still keen to retain the main domains it relies on, or has promoted itself around.
Having said that, I'm all in favour of leasing domains and see no real issue with it from either parties perspective, provided the legal issues have been thought through and dealt with. To that extent, it really shouldn't be any more risky than renting a property, and most high street retailers etc rent the properties they occupy without major worry.
