Advice/suggestions needed

Someone approached me about a particular name saying he was seriously interested in the name. He has proposed that he pay a 12 month lease amount with option to buy. Says he is a "white hat in seo" and will spend lot of time and effort getting it highly ranked etc. Any ideas best way to do a deal on this perhaps and what pitfalls might be ? If its as good an idea as he is suggesting then maybe I should retain a percentage ?.

Hi domaingenius,

Leasing a domain cn be a good way of getting income from it, but you have to get a proper contract drawn up before going into something like this. If he is going to be putting the time into development then it is more than likely at the end of the lease he will take the option to buy ... If he doesnt then at least you have made some money and should have a domain with more traffic. One thing to be careful of though is that they do not use the domain to spam ( or any other illegal / imoral use ), as this will really hurt it's value when it is returned to you, this is where the contract comes in useful so that you can cancel the lease if anything is wrong.

In general you do not get a percentage of their profit during the lease period, it tends to be of a fixed fee ... However you can try if you wish. It is really a gamble and up to you, which would you prefer ... A guaranteed income, or a risky one that potentil can be higher ?

Thanks for the info Richard. Is there anywhere I can get hold of a draft
contract that I could look at ?. What im thinking is maybe let the guy develop my domains and give him a percentage

All I can say is if you do allow the domain to be used for a period of time, then change the name servers but don't change the owners details or admin contacts and don't transfer or allow them to transfer the domain to their registrar. Make sure you retain control of the domain at registry level.
