what's wrong with it then?,it sounds like the tenants are doing the old trick of trashing your plans.making it look scruffy so there not homeless.....

Tenants are fine, it just needs some attention, needs a new bathroom and kitchen, that's granted, new floorboards in top bedroom, nout else wrong that a new buyer can't sort with their own ideals, decorating and such like. It's not my fault Gordon Brown wiped £45,000 off the house, but then he put it on there and then some so what the hell.

They got a dog, I didn't know that, never did really like dogs. Neighbour says house could do with a tidy.

Dont know about Birmingham but in North Yorkshire the market is slightly on the up in most places except the main center of cities where they built a load of flats so there is a load of supply but no demand.
But and it is a big but, the place needs to be attractive. People are looking around a lot more. The ones able to buy are in a very strong position and so demand good value, resulting in low offers.

if its about supply and demand then Brum is one of the most populated areas of the U.K,so should warrant a hefty price tag....

They offered is the market going to get better, they're talking about house prices rising again in 2009... talking. It's up at odd. Not sure if should take, got another viewing Friday night but nothing may come of that. Not sure another makes a difference, that can be made on domain names.

Sold it, any advice on conveyancing? I'm allowing estate agent to sort solicitor, probably in house, should be quicker - also it's probate, is that more straight forward?

It won't be probate Lee. Probate is dealing with the estate of a deceased person.
