of course hotel domains have a nice niche market behind them but for such micro locations you might need to do a little more work (develop) to improve the value dramatically.

We can't really give a value on something that isn't built can we ? you might be the dogs dangly bits at webdesign,seo but you might me absolute rubbish,i would develop the site and get the thing ranked then ask for an appraisal on stats.
