Estimated CPC - where from?

I was wondering how do you guys workout the 'Estimated CPC' that I see posted in threads with domains for sale?

Go to the keyword tool here:

When you enter the search word you will see drop down menu's, seclect "show estimated avg CPC" option.

I am wondering how the CPC comparing to the actual money earned by the website publisher. I understand that it is effectively tiered based on how productive your traffic is, but let's say you're in the top tie and it's a $10 CPC. What percentage of that could you reasonably expect to earn for a click? 25%?

My comment above prbably sounds a bit odd, but I have far mre experience of working with netorkds like valueclick, so my knowledge of adsense isn't to that level quite yet.
