Thanks for all your feedback guys, its much appreciated.

As Paulo1Chop mentioned, the market is saturated and very competitive and therefore any development would probably need to be backed by a hefty budget to get it going which for me pretty much kills the development option. So this leaves me with the selling option, hence asking for valuation here.

So, any rough ideas as to the value of an undeveloped domain?
