Problem is, no-one seems to be putting their hands in their pockets until they know whats happening regarding the proposed .uk tld

An appraisal can differ from an offer price on AD anyway, as most value it as an end user sale price.

I have had someone ask for a price on AD and a couple from end users, so just wanting to know what could be achieved here too.
