Wanted: Domain Appraisal Advice Sought on Selling an Exact match co.uk domain in PET nich

Looking for advice from more experienced domain seller on a co.uk domain, which an end user has approached me to buy. I was planning on developing but now not sure whether to develop, sell to him or market more widely as a domain for sale (I've never advertised it for sale).

The domain is unhyphenated co.uk in the pet niche, and is the most popular key term used for the product sold. The phrase has UK local exacts in the mid thousands and a cpc rate of £4 to £5. There are loads of advertisers and plenty of affiliate opportunities for this exact term.

On the downside it is more than two words long, but the phrase does incorporates a shorter and even more popular key phrase for a more specific product. When this shorter term is keyed into Google my domain is second in Google's suggestion list. I have both the single and plural versions.

Sorry to be so cryptic but don't want to give the name at this stage as it might disadvantage further negotiations with the buyer. But will happily PM the domain name to anyone willing to take a look and give their opinion to me in private. Of course would be open to offers from you to. Current price I'm being offered is low £XXXX.

I'm a developer more than a domain seller so would really appreciate some help on this from those who are more used to the buying / selling side of the business. Thanks

I'm a developer rather than a domainer... from a buyer point of view I'd far rather buy a 2 word exact match domain than a 3, and I wouldn't buy a 5 at all.

The exact match benefit gets less and less as you add more words. So you're saying its more than 2 words, imo the value of the domain is going to be tied to how many more than 2 words it is. If you're talking 5 or more I think the exact match part of it is worth round about zero...
 
Would just like to thank Frog, and all the other very helpful Acorn members who PM'd me offering advice. I'm most impressed with the detailed and knowledgeable replies and the time taken to help me out. There are some really great people on this forum!

I haven't quite decided yet what step to take next - it's still fairly evenly balanced between selling or developing. But when I make a move it will now be a much more informed one thanks to your valued input. :t
