Also, can I ask why your payment/transfer process is so complicated? I'm just curious... After all, the buyer never sees the transfer forms before they arrive, and you only post them after you've received 100% of payment (10% + 90%) so why split the payment side of things into 2?

There's no "buy it now price", sorry.
I don't think it is too complicated! My experience on eBay suggest that some buyers say "I'll pay you at the end of the month". I'm just emphasising that I want 10% within 48 hours of close to prove the buyer is not going to change their mind or in case they delay payment.
