Alright,

I know there's one or two landlord / letting agents on here but I forget which, is one of them Lee G? Could you email me please if not too busy on [email protected]. I've been out of the landlord game for about ten years and got done by tennants and agencies last time round, just seeking a little advice and a few pointers as to current state.

I'm hoping not to stay in England too long as need to get back to Bucharest, but the property is based in Birmingham and I'm considering just getting the minimum done to secure a quick let and get the cash coming in, so contacts may be handy or if you're a buy 2 let pro, local and your contacts have little to do... I'm not looking to sell as it's too early to decide on that.

There is usually a fair bit of demand from tenants at the moment (not sure about birminham area), as a lot of buy to let landlords have decided to get out the game as the fixed rates they were on have expired.

Have they? I run a letting agency in Dorset, and this certainly is not the case down here.

Down here there may be a shortage of properties, this is largely due to not enough NEW investors rather than existing ones getting out of the market.

The letting industry has changed so much in the last 10 years Lee. You need to talk to some agents to find a good one. Many can offer 'Rent Guarantee' policies which cover you against a tenant defaulting on the rent and your legal expenses.

I've got a few property ad websites with regards renting although mostly in the north and people are dumping for fun at the moment. Looks like panicking from some.

The ones that have been dumping are the ones who were on the fixed rate of around 4% from 4 or 5 years ago who now find themselves on the much higher rate.

I guess all areas of the country are different, I'm surpirised at Dorset though. Thought that area would be in high demand whatever the climate.
