I am pretty sure I can get a fresh site on page 1 possibly even position 1.

Then why not dump the client, do this on your own, and sell the traffic via the affiliate programs of anyone who wants to buy it?

Sounds far less hassle, far more profitable in the medium term, and the long term you'll actually own a sellable asset / business that earns you money while you sleep
