ok cheers for the input. much appreciated... Still not convinced they are reg free though... absolutely zero chance!
oh... and i've only ever tried to sell it on here. never tried directly with actual office lettings companies.

A few few hundred quid max I would say. Local exacts just 28 a month, hardly a well searched term to be demanding anything higher and also 'lettings' is just a not often used and quite ugly word compared to the more commonly used 'lets'.

Not to say I think its terrible, an end user may see some potential in it.
