I'm newb in this area, but I want to sell a website to someone based on the terms:

you can have the website + custom software I specially developed for it, but you may not resell the software on as your own to 3rd parties.

Is this statement robust enough to stop this, anyone got experience of selling software?
 
Certainly no expert, but couldn't you instead grant them a lifetime license for the software to use exclusively with that website, to prevent against reselling?
