Wanting around £200,000

If sold 10% will be paid to top referer of site and all paid ads will be fully refunded unless new owner wants to carry on the site as it is.

Generates approx £150 a day profit and increasing with massive potential.

Out of interest didn't I read that you were offering this site to a winner if it reaches PR 10 ?
I may be wrong but I could have sworn there was a reason behind your development and aims for this site?

On a side note :
What makes you believe that in its current state it is valued at £200k?
£150 a day equals £55k pa.. Again my understanding was that a websites estimated value is derived at by calculating nett income x 12 then take into account future development, strength of domain and a few other factors but still cant see it at £200k.

Please dont take offence.. I actually have followed the development of this site for about 6-12 months and I am very impressed. I also wish you every success with the sale/development of the site. (Ohh and I have bought a page from you, via a4u :))

For what its worth I personally wouldn't even consider selling at this stage. It can nett you a lot more if you can hold out another 3-4 months especially if you can generate more revenue than £150 a day.

Yes, there was and still is a reason for the development and aims behind the site and everything is going 100% to the plan as I hoped it would from day 1, and im pretty confident it will still grow and grow in popularity and revenue as it has done.

For the above reasons I think the site is worth that amount due to pure potential, I also took into account the site would not sell today or infact in the near future as im really the only one who can see exactly what it is heading for.

It wouldn't be worth my while to sell the site for any less than £200,000 and in the future it would be worth far more if it continues to grow as it has done.

The site is also very well known, trusted and very unique and so its not like all other sites which earn the same revenue a day, so this is also taken into account.

I would sell the site today for £200k, but I may not sell it for that amount in future when the revenue figures alone justify the £200k asking price.

Yes I have also monitored the sites progress over the last few months and all I can say is WOW ! the site is going awesome and £150 a day profit is excellent !

Where is this profit being derived from ? Just google adsense ?

Not sure if i can mention google adsense revenue (odd google rules) so ill do it like this.

Approx daily figures £150

£100 a day from ads, (fixed ads, full page ads, pay per position ads)

£10 a day from traffic related affiliate sales... ive never been any good at affiliate sales :)

rest from google ads.

As more pages are purchased then the more it earns from google ads.

Some days it earns £300 to £400 other days it earns £80-£90 (especially on weekends) but on average the earnings are £150 per day.

But this site should be transferred to a winner (though I doubt it will ever reach PR10), how come you want to sell it now?
 
That offer of transfering it to the winner ends in 180 days, the chances the site would sell before then for £200k is extremely slim, then the chances the new owner would alter the idea of how the website works would be very unlikely, infact its negligible.

I also did say I would give the top referer 20k (10% of 200k) of the sale price when the site sold in my first post.

Also the next stage of the site (which may change) is a 2 year auction idea as stated on my own site inwhich the top referer would get a % of the final sale price.

So im sure whatever happens the top referer would be very happy to say they didnt pay a penny to participate.

As for the question I asked no body to ask because I think its an irrelevant and pointless question... why do i want to sell it???

Answer, we are all here to make money, so why wouldn't I want to sell it if I got what I would be happy to accept? It is slightly more complicated than that but the other reasons are personal as to why a lump some now would be more helpful to me than spread over a lengh of time. (and no ive not only got months to live... I hope!!) :)

Hey Lee I know the feeling, I had similar thoughts with my last business. I chose to sell out. I am very well off because of it but I do feel that I hadn't achieved the pinnacle of what I intially set out to achieve and therefore had I have hung in there I probably would have profited a lot more during the years and even with a sale a few years later would have realised 3 or 4 times as much.

But onto pastures new and im sure your next project will be as big a success.

Personally I would concentrate on establishing better (bigger name) advertisers and look at more rewarding affiliate programs as im sure you get thousands of visitors per day. Speak to someone who can provide advice.

If you can increase those financial figures by double in the xmas months, Sedo or alike will help you achieve easily £200k.

Just my thoughts.
 
Thanks very much for the good advice, and as you say I should aim towards bigger names, so far we have only advertised it on affiliates4u.com and in here, so if I had better marketing skills im sure it would be doing far better.

I think ill do some research on how to promote it properly. When I try to promote it on other forums people think im spamming and don't take me seriously so just delete the posts :-(

First ill let you all know that the folder which contains all the money making 'full page ads' has been penalized by google, probably after a combination of dozens of reports and a few people (possibly the same people)misusing the 'full page ads'

The rest of the site is completely uneffected and is ranking just as high as ever for its keyword terms.

To answer a previous post.. The site doesnt contain a single nofollow, everyone is 100% above board.

Also the site was developed from a bedroom and is still run from a bedroom, or friends houses and even from my car via a laptop.

The reason I wanted to sell the site for a lump sum was purely because after a split with my girlfirend she got everything and I needed money to buy a house, im currently living at a friends house :)
