Domain Rental Contract - HELP

Does anyone have a domain lease contract template available? Ideally a UK tailored one?

I've been approached by someone to rent a domain for a set period of 3 years with a purchase option to buy during the lease for a specific amount.

Anyone have something I could use for such a purpose?
Both parties are UK based.

I purchased one from SEQ Legal. Mainly because I'd heard of their name prior to needing the contract. Looks OK, but I'm not a lawyer.

They have a domain lease only @ £30.00 but there is a £40.00 one with a + buy-out clause.

Obviously it's worth going for the £40.00 & deleting the buy-out if needed, then you have it in case you need a different structure on the next deal.
