Content writing: Getting the best from it?

I expect the more planning I do of the web site before asking for a content writer the better.

For instance...

• decide on what pages I need
• choose my topics for the pages
• choose the headings for the key sections on the page
• list key words and phrases to be included on the pages

I have a couple of domains I'd like to develop for lead generation.

Rather than write the content myself I'd like to use a content writer.

What info or questions can I pass on to the writer, to help get the best content suitable for the site?
