I don't think leasing will fly. I'm certainly not going to build a business around a domain that could be leased to another party when the contract expires. Oh your competitor came in with twice the amount, so we went with them.
They probably have an upward only rent review in place with 3 year terms with renewal guarantees and maximum rent inreases set into the contract like they do with commercial property.
That would stop them just cutting the contract and renting to the highest bidder.
