Considering selling PT.co.uk along with website and older website.

I have a £5k offer on PT.co.uk - this is an industry standard term for 'personal trainer' so am considering selling it. I also have a design and custom wordpress install for it (pt.co.uk/Capture.JPG) which would make a custom directory.
Rather than start afresh I bought an existing website PersonalTrainerMap.com which gets around 30 targeted visitors per day ranking for 'personal trainer' and 'fitness trainer'. The site has 90 existing trainers singed up listed in an excel sheet that are due to be billed, also there are 3 national advertisers who appear in every county, they pay £500 per year, 2 other national advertisers want to sign up but I have put everything on hold while I work out what's what. The old website was bought to 301 to the shorter domain giving instant income, this could be a complete business in a box for someone. I have not decided whether to split it up so just testing the waters.

So the option are:
PT.co.uk domain only (£5k offer)
PT.co.uk with design & custom wordpress high £x,xxx
PT.co.uk with design & existing earning website £xx,xxx
